We have been asked lots of questions on the who, how, when, where and why aspects of our business. So, here is a non-exhaustive list of frequently asked questions by borrowers, brokers, and even prospective lenders.

What does
BIG do?

We work to build confident relationships with our clients and broker partners to know in confidence that they have a team that will regard their projects with the utmost integrity. We create win-win situations for our clients to achieve their required capital raise.
Is Bray Investment Group a direct Lender?

We are the officially mandated representative/underwriter for a conglomerate of private and institutional investors with a network of offices in the UK, Asia, Middle East and USA. We handle all matters from start to finish such as Intake, Due Diligence, Underwriting, Insurance, Closing, Funding, Loan Monitoring, etc. That also includes issuing and signing of all relevant documents on behalf of our investors.

What kind of funding or loan service do you offer?

We provide debt financing ONLY for projects for both the private and public sectors. Due to our relationship with our network of investors, we may also be able to facilitate government projects that require PPP, EPC+F, BOT, BOOT, etc. We also specialize in creative alternative financing through non-conventional leveraging and trade programs. Do you offer loans for international government projects?

Of course, we do. We have facilities for government-backed projects worldwide provided the government of that country is in good standing and willing to provide some to follow our procedures and/or provide the required collateral in the form of a Sovereign Guarantee, bond, insurance, SBLC/BG, etc.

Can you help us raise money?

We are the officially mandated representative/underwriter for a conglomerate of private and institutional investors who provide debt finance for projects of societal value globally.  We are not a broker. We legally represent the investors that provide project finance.

Do you ever invest in your clients?

No, we underwrite and execute lending facilities on behalf of our investors but do not offer direct investment for clients.

Do we really need a business plan?

If you run a business, then it’s probably safe to say yes. In fact, you may require more than one business plan: one for raising capital and one for running your business. The former is a compact, easily digested strategic document that is designed to persuade potential investors to pick up the phone and invite you to their offices for an initial meeting. The latter is a more detailed document serving as a day-to-day roadmap, detailing the tactics supporting your overall strategy. The former needs to be an attractive document that sells; the latter can be a collection of spreadsheets, lists, research summaries, and other documents stuffed in a binder that you refer to and update on a regular basis. We specialize in preparing the capital-raising business plan, but many of the by-products are suitable for use in the operating business plan.

Do I need to have liquidity to get a loan?

It is only logical to say that you will need to have skin in the game to be able to get the attention of most lenders out there. Though we may have prospects in that regard, it will be a lot quicker to get funded if you have some finances to cover up fees applicable to your loan request. A lot of this can be explained in our call with you.

Do you have 100% financing?

Yes, 100% is possible, but it requires collateral security in the form of a Bank Guarantee from a recognized financial institution or surety bond insurance.

What is your typical funding timeline?

Our timeline is highly contingent on the readiness of the client in having a well prepared business plan and Executive Summary and all other required documents relevant to their company and project. Also, the client should be financially prepared to manage their loan expenses. If the above are all in order justifiably we can estimate after approval that a client can achieve funding in 4-6 weeks.

How long does it take?

All the verbiage is good but please change the timeframe to 4-6 weeks after approval.

Can you work any faster?

Yes, but we may need to charge a “rush” fee. We typically work on multiple projects at any point in time, and rush projects can strain our schedules or inconvenience other clients.

Do you deal with projects from every country?

That depends on the Lender/Financier. We do not exclude clients with projects from any country in the world, so far we can get one of our lenders who will be interested in taking up the deal, every project from every country is accepted.

Though it is vital to note that quite a lot of these lenders/investors would not consider funding projects from areas marked as war zones where there is no freedom of human rights whatsoever. But in rare cases are we presented with projects from such zones.

Do you have provision for external Brokers?

Yes, we do. Our referral partners are protected with an NCND we will sign with them to ensure everyone is treated fairly. Please schedule a call with us to discuss the details.

How do I apply for loan/funding?

You can either submit a funding/loan application online or email us to schedule a conference call with you, hoping you are the project owner. Either way, we get to handle your application promptly.
